BRIEF DESCRIPTION OF THE SUBAREA
While this area is a primary entrance to Downtown Madison, just a few years prior it was home to vacant structures, obvious blighted conditions, and waning business. Trailor parks and highway commercial uses grew beyond the railroad and displaced traditional single-family residences along primary streets.
Now, the light is visible at the end of the urban rewewal tunnel !! With infrastructure underway (stormwater, parking, and a new road segment) and two pending demolitions, the area is well on its way to being a beautiful gateway to our downtown and a revitalized area with a great mixture of land uses, greenspace, and activity nodes in a two block walk of Madison Town Park.

The Overall Area Development & Building Plan for Character Areas #1-6 includes, and development proposals shall execute, one or more of the following:
1) Creation of a gateway point park and pedestrian bridge/trail network;
2) Rehabilitation/Infill Construction of residential cottage structures;
3) Rehabilitation/New Construction of three sentinel warehouses;
4) Construction of congregate surface and structure parking;
5) Creation of a new commercial corridor;
6) Creation of a public boardwalk and industrial character along railroad.
